Rental Market: Lower Vacancy= Higher Rents-The rental market has not let up since the beginning of this year. Jan-March had 310 transactions, and 337 transactions for Apr-June. The rental rates are up; 2nd qtr. compared to the 1st qtr. by 1.2%. June’s rates compared to all of 2011 are up by 4.5%.

The average rental rate in 2011 was $1,764 compared to June of 2012- $1,843. The result in an upswing of 4.5%.

NOTE: The number of Sales and Prices are up! Prices are up by 14.5 between the 1st quarter and the 2nd quarter of this year. The number of sales are also up by 37% in the same time frame.

Where are we compared to 2011? The average list price in 2011 was $152,827 and the average sold price was $146.485. Compared to the figures above that’s an increase of 23.4% for the average list price and sales price respectively. The second quarter picked up speed in sales because the market wised up and adjusted the listing prices closer to the selling prices to consummate the sale. This is usually the trend in the 2nd & 3rd quarter of the year. Most sellers list there home the 1st quarter and if it doesn’t sell by then it’s usually because it’s over priced and a price adjustment would be in order. Also, buyers get a quick education once they lose out on negotiating a deal, by the 2nd or 3rd attempt they wise up and make a realistic and aggressive offer to seal the deal, otherwise the law of supply and demand will not be in their favor. While the inventory is low ( like it is right now), the prices keep rising.

2011 Comparison: Average list price $474,130, Average SOLD Price $446,210

NOTE: Here we have a clear example of what low inventory causes; it drives prices up. Since the single family home inventory in Doral is extremely low, it becomes a sellers market at some point and thus asking prices and selling prices tend to rise at will. Prices rose 18.8% between March and June and up 3% from average sales prices in 2011.

Notice the single family real estate market was pretty sluggish the first quarter but picked up speed the second quarter and will continue the trend throughout the year and into next one.

Summary: Prices are up and are continuing to rise.

Doral Condominiums

In Doral, all communities are run by an association with the exception of one-Vanderbilt. There are more condo/townhomes than there are single family homes. And for the most part they all seem to be fairly well run by competent people. Of course there are exceptions.

To that end, is the impetus to this post. I get the following question at least once a year. My condominium association does not return my messages and does not answer my questions and concerns.

One thing you need to know and take into consideration is that most people in these positions (Association Board) are volunteers and most have full time jobs. So more than likely you won’t get a quick response.

But when you don’t get any response this is what you have to do:Put it in writing!

And this is why, section 718.112 (2) (a)2, Florida Statues:

2. When a unit owner files a written inquiry by certified mail with the board of administration, the board shall respond in writing to the unit owner within 30 days of receipt of the inquiry. The board’s response shall either give a substantive response to the inquirer, notify the inquirer that a legal opinion has been requested, or notify the inquirer that advice has been requested from the division. If the board requests advice from the division, the board shall, within 10 days of its receipt of the advice, provide in writing a substantive response to the inquirer. If a legal opinion is requested, the board shall, within 60 days after the receipt of the inquiry, provide in writing a substantive response to the inquiry. The failure to provide a substantive response to the inquiry as provided herein precludes the board from recovering attorney’s fees and costs in any subsequent litigation, administrative proceeding, or arbitration arising out of the inquiry. The association may through its board of administration adopt reasonable rules and regulations regarding the frequency and manner of responding to unit owner inquiries, one of which may be that the association is only obligated to respond to one written inquiry per unit in any given 30-day period. In such a case, any additional inquiry or inquiries must be responded to in the subsequent 30-day period, or periods, as applicable.

How to find Lease Options

I’ve had numerous requests to find Lease With Option To Buy homes in the past few months and my answer has been the same for as long as I’ve been a Realtor (10+ years).

LEASE WITH OPTON TO BUY

These type of transactions are hardly announced or posted in the MLS. Lease options are usually initiated by the home buyer. 

The best source of Lease With Option To Buy is the “House for Rent” classifieds want ads, or for sale signs. Contact those homeowners, inspect their homes, and when you find what you like, ask the owner if he or she will Lease With An Option To Buy.

Here’s what you do: Offer the homeowner a nonrefundable consideration for the option. I would say at least 5-10% of the purchase price. That will get just about any owner’s attention.

The best opportunity for a lease option of course, is with the home you are currently renting.

A one or two year lease should be enough time to built up a rent credit for all or most of the down payment. Your rent credit should be at least 35% of the rent you pay.

You can try to convince the landlord by pointing out the benefits:

  • Higher than market rent
  • A substantial nonrefundable option consideration(Taking the place of a security deposit) of several thousand dollars.
  • Can keep the income tax deduction: mortgage interest, property taxes and depreciation until the option is exercised.

Something else you might want to try is to offer the landlord you will be taking over the maintenance expenses, giving the landlord a net lease, in return for a low rent.
