1. 7240 NW 112 AV (Doral Isles Catalina)- Listed 2/2015 for $1,365 with several price reductions. Sold $1,150,000.
2. 8551 NW 110 AV (Gallapagos II)- Listed for $798,500 10/2015 with several price reductions. Sold $685,500. I had sold this house in 2013 for $528,500. Several upgrades were added since including a pool.
3. 7863 NW 111 CT (Corsica-Islands of Doral)- Listed 7/2014 for $844,900 then went into bankruptcy and after several price reductions sold $610.000.
4. 9942 NW 49 TE (Doral Woods)- Listed 2/2016 for $505,590 reduced the price once then sold for $450,000.
5. 11058 NW 80 LN (Corsica-Islands of Doral)- Listed for 6/2015 for $599,000 and after several price reductions sold for $457,500.
What’s important to note is that inventory continues to decrease. There are plenty of buyers waiting for the right home to appear in Doral and when that happens, they sell fast. Pay attention to finishes and what makes a home “marketable” when you are doing upgrades. Not all upgrades will give you a good return on investment, it’s good to contact a local REALTOR that knows what buyers are looking for.
